700 Grove Condos in Jersey Only Re-sales Moving Forward

Toll Brother has sold their remaining unsold new construction condos at 700 Grove in Jersey City. Up until recently Toll had about 10 units remaining, and I am told they have sold all of their remaining condos in the building. The building started selling pre-construction in the summer of 2004 with the first closings taking place in 2007.

Toll Brothers will now turn its attention to selling the remaining units at 1125 Maxwell Lane at Maxwell Place & the Hudson Tea Building. They are going to introduce their newest building sometime this year at 1400 Washington St. in Hoboken.

3. 1 Shore Lane Unit 2302. Shore Club – 2 bed/2 bath, 1,120 sq.ft. condo with NYC & Hudson River views sold for $635,000 on 1/17/11.

The Ten Most Expensive Hoboken Condo Sales of 2010

With dozens of recap lists and TV shows occurring over the past month for 2010, I thought it would be fitting to have a look back at the most expensive Hoboken condominium sales last year.  Here are the top 10 Hoboken condo sales as reported through the Hudson County Multiple Listing Service.

1. 225 River St. Unit 2502: W Hoboken Hotel & Residences: 3 bedroom, 3.5 bath, 2,367 sq.ft. north/east layout facing Manhattan in Hoboken’s only condo-hotel building. Sold for $2,400,000 on 5/24/10.
2. 1425 Garden St. Unit PHB: Garden Street Lofts. 3 bedroom, 2.5 bath, 2,454 sq.ft. penthouse duplex condo in “Green” LEED Certified condo building featuring 1,400 sq.ft. outdoor terrace & 6 person hot tub. Sold for $2,300,000 on 6/29/10.
3. 2 Constitution Court PH1 & PH2: South Constitution. 4 bedroom, 4.5 bath, 3,600 sq.ft. gut-renovated layout with direct east facing Manhattan views. Sold for $2,200,000 on 9/10/10.
4. 1125 Maxwell Lane Unit 736: Maxwell Place. 2 bedroom, 2 bath plus den/study, totaling 1,622 sq.ft. with direct east facing New York City views on the Hudson River waterfront. Sold for $1,643,840 on 11/29/10.

The Three Most Expensive Hoboken Condo Sales

1. 1125 Maxwell Lane Unit 736 – Maxwell Place. This 2 bedroom, 2 bath, 1,622 sq.ft. condominium also featured a den/home office. It was located on the North/East corner of Maxwell Place with direct east views of Manhattan and sold for $1,634,840 on November 29th.

2. 829 Washington St. Unit PHA – The Parisian. This 2 bedroom, 2.5 bath duplex penthouse condo featured 2,154 sq.ft. of living space and a private roof deck. It sold for $999,999 on November 12th.

3. 1500 Garden St. Unit 7L – Haborside Lofts. This 3 bedroom, 2 bath loft condo featured 1,900 sq.ft. of living space in a full service building with 24 hour concierge, shuttle to the PATH, resident’s lounge & fitness center. It sold for $989,000 on November 3rd.

The Three Most Expensive Hoboken Condo Sales

1. 502 Observer Highway Unit #2. This condo was enormous. I viewed it with one of my customers when it was for sale. This 3 bedroom, 2.5 bath, 3,625 sq.ft. triplex condo featured two roof decks and a garage parking for 3 cars. The property sold for $875,000 on October 20th.

2. 1125 Maxwell Lane Unit#907 – Maxwell Place. This 2 bedroom, 2 bath, inside courtyard condo featured 1,260 sq.ft. of living space, had Manhattan views and came with garage parking for 1 car. The property sold for $845,000 on October 4th.

3. 337 Park Avenue Unit #1. This 2 bedroom, 3 bath duplex condo featured 1,900 sq.ft. of interior living space plus a large private yard located near Church Square Park. This condominium sold for $730,000 on October 26th.

The Three Most Expensive Hoboken Condo Sales

1. 822 Hudson St. Unit #2: This 3 bedroom, 2 bath, 1,876 sq.ft. parlor level condominium was completely renovated with a new kitchen and baths. It also featured a private deck and sold for $1,050,000 on August 18th.

2. 1125 Maxwell Lane Unit 919 – Maxwell Place This 2 bedroom, 2.5 bath, 1,328 sq.ft. condo also featured a third room which could be used a home office or den. It had a southern exposure, a partial New York City view, and sold for $887,500 on August 30th.

3. 600 Hudson St. Unit 3A – Union Club – This 2 bedroom, 2 bath condo located in this pre-war building on 6th & Hudson St. featured 1,220 sq.ft. of living space. It sold for $685,000 on August 4th.

The Three Most Expensive Hoboken Condo Sales

1. 1125 Maxwell Lane Unit #1222 -  Maxwell Place: This 3 bedroom, 3 full bath condo featured 1,749 sq.ft. of living space and garage parking for one car in one of Hoboken’s top waterfront condominium buildings. This new construction condo sold for $1,146,995 on July 23, 2010.

2. 700 1st. St. Unit 17PA - Sky Club: This 1 bedroom, 2.5 bath, 2,372 sq.ft. penthouse condo featured 2 terraces overlooking New York City. This condominium sold for $1,050,000 on July 7, 2010.

3. 223 Madison St. Unit #2: Located on Madison St. between 2nd & 3rd, this 4 bedroom, 3 full bath duplex condo featured 1,950 sq.ft. of living space plus a garage for 3+ cars. It also had a private deck leading to a common yard share by only two condos in the building. The property sold for $852,000 on July 6th, 2010.
