The Ten Most Expensive Hoboken Condo Sales of 2010

With dozens of recap lists and TV shows occurring over the past month for 2010, I thought it would be fitting to have a look back at the most expensive Hoboken condominium sales last year.  Here are the top 10 Hoboken condo sales as reported through the Hudson County Multiple Listing Service.

1. 225 River St. Unit 2502: W Hoboken Hotel & Residences: 3 bedroom, 3.5 bath, 2,367 sq.ft. north/east layout facing Manhattan in Hoboken’s only condo-hotel building. Sold for $2,400,000 on 5/24/10.
2. 1425 Garden St. Unit PHB: Garden Street Lofts. 3 bedroom, 2.5 bath, 2,454 sq.ft. penthouse duplex condo in “Green” LEED Certified condo building featuring 1,400 sq.ft. outdoor terrace & 6 person hot tub. Sold for $2,300,000 on 6/29/10.
3. 2 Constitution Court PH1 & PH2: South Constitution. 4 bedroom, 4.5 bath, 3,600 sq.ft. gut-renovated layout with direct east facing Manhattan views. Sold for $2,200,000 on 9/10/10.

Crystal Point Condos Sales Information

Crystal Point in Downtown Jersey City recently reached its 70% under contract mark with contracts signed this fall. The building is currently 60% closed and occupied. Here are some Crystal Point sales.

Totaling 269 units & 42 stories, Crystal Point is a Hudson River waterfront new construction condominium project located at 2 2nd St. in Jersey City. The building features 1, 2, and 3 bedroom layouts with spectacular New York City views. Additional amenities include valet parking, a 24 hour concierge/doorman, an amenities floor with resident’s lounge, fitness center, game room, screening room, and an outdoor pool. The building also features a 30 year tax abatement through the City of Jersey City.

The Three Most Expensive Hoboken Condo Sales

1. 1125 Maxwell Lane Unit 736 – Maxwell Place. This 2 bedroom, 2 bath, 1,622 sq.ft. condominium also featured a den/home office. It was located on the North/East corner of Maxwell Place with direct east views of Manhattan and sold for $1,634,840 on November 29th.

2. 829 Washington St. Unit PHA – The Parisian. This 2 bedroom, 2.5 bath duplex penthouse condo featured 2,154 sq.ft. of living space and a private roof deck. It sold for $999,999 on November 12th.

3. 1500 Garden St. Unit 7L – Haborside Lofts. This 3 bedroom, 2 bath loft condo featured 1,900 sq.ft. of living space in a full service building with 24 hour concierge, shuttle to the PATH, resident’s lounge & fitness center. It sold for $989,000 on November 3rd.

The Three Most Expensive Hoboken Condo Sales

1. 502 Observer Highway Unit #2. This condo was enormous. I viewed it with one of my customers when it was for sale. This 3 bedroom, 2.5 bath, 3,625 sq.ft. triplex condo featured two roof decks and a garage parking for 3 cars. The property sold for $875,000 on October 20th.

2. 1125 Maxwell Lane Unit#907 – Maxwell Place. This 2 bedroom, 2 bath, inside courtyard condo featured 1,260 sq.ft. of living space, had Manhattan views and came with garage parking for 1 car. The property sold for $845,000 on October 4th.

3. 337 Park Avenue Unit #1. This 2 bedroom, 3 bath duplex condo featured 1,900 sq.ft. of interior living space plus a large private yard located near Church Square Park. This condominium sold for $730,000 on October 26th.

The Three Most Expensive Hoboken Condo Sales
