Hoboken Real Estate Update January 2010

L1010251Below is the Hoboken real estate market update for condominium sales for January 2010. All information is gathered from the Hudson County Multiple Listing Service.

Active Hoboken Condos

  • There are 505 Active Hoboken condos for sale with an average listing price of $533,102. Average days on the market: 94 Days

Since January 1st, 221 new Hoboken condos came on the market for sale with an average listing price of $509,846.

  • Active Hoboken Studio Condos: 24 condos for sale with an average listing price of $351,072. 111 days on the market.
  • Active Hoboken 1 Bedroom Condos: 184 condos for sale with an average listing price of $382,054. 74 days on the market.
  • Active Hoboken 2 Bedroom Condos: 245 condos for sale with an average listing price of $571,660. 99 days on the market.
  • Active Hoboken 3+ Bedroom Condos: 52 condos for sale with an average listing price of $969,927. 132 days on the market.

Pending Hoboken Condos

  • There are 126 Hoboken condos under contract waiting to close with an average listing price of $541,021.  Average days on the market: 70 Days. Final sales prices of these units will not be published until they close.
  • Pending Hoboken Studio Condos: 2 condos under contract with an average listing price of $212,499. 86 days on the market.
  • Pending Hoboken 1 Bedroom Condos: 27 condos under contract an average listing price of $358,569. 72 days on the market.
  • Pending Hoboken 2 Bedroom Condos: 77 condos under contract with an average listing price of $546,570. 72 days on the market.
  • Pending Hoboken 3+ Bedroom Condos: 20 condos under contract with an average listing price of $798,817. 78 days on the market.

Sold Hoboken Condos 1/1/10 to 1/31/10

  • 42 Hoboken condos sold between 1/1/10 & 1/31/10 with average listing price of $601,842. The average sales price of these sold Hoboken condos were $558,327. Average days on the market: 85 Days
  • Sold Hoboken Studio Condos: 3 condos sold with an average listing price of $347,300 and an averages sales price of $327,250. 74 days on the market.
  • Sold Hoboken 1 Bedroom Condos: 12 condos sold with an average listing price of $444,741 and an averages sales price of $426,875. 60 days on the market.
  • Sold Hoboken 2 Bedroom Condos: 23 condos sold with an average listing price of $633,986 and an average sales price of $587,782. 98 days on the market.
  • Sold Hoboken 3+ Bedroom Condos: 4 condos sold with an average listing price of $1,079,223 and an average sales price of $956,625. 92 days on the market.

Expired Hoboken Condos

  • These are Hoboken condos which were on the market for sale and did not sell during the term of the listing agreement. 30 expired Hoboken condos came off of the market in the past 30 days with an average listing price of $455,501. Days on the market: 171 Days

Hoboken Waterfront Condo Update

****The above data may not reflect all of the units that may be available or that have sold in these Hoboken waterfront buildings. Toll Brothers which represents Harborside Lofts, the Hudson Tea Building, and Maxwell Place does not place all of their condos in the Hudson County MLS for sale and does not report all of their sales through the MLS either.  Neither does the Applied Companies, the developer of the W Hotel in Hoboken.
